Inn, B&B, and vacation rental website design
that brings the booking direct.

What’s included · $200/month

What a lodging website from Summit Echo includes

Guests use the platforms to find you and search your name to check you out. The pages below make that second visit end in a direct booking: honest room photos, clear rates and policies, a reason to stay in your town, and a booking path into the system you already use. Hotel website design at chain scale is a different product; this is the plan for an owner-run property.

Rooms and properties

A page per room type or rental with honest photos, what is in the room, who it sleeps, and rates by season. The page the guest compares against the platform listing.

Book direct

Availability and booking links into your reservation system or channel manager, on every page, with a reason to book direct stated plainly.

Policies and check-in

Check-in and check-out, cancellation, pets, children, parking, accessibility, and house rules. The page that prevents the awkward email.

The area

Restaurants, trails, wineries, events, and drives. Planning-stage pages that bring guests who have not picked a place to stay yet.

Packages and events

Romance packages, seasonal specials, small weddings and elopements, retreats. Short pages we add and retire with the calendar.

About, reviews, and contact

Who runs the place and why, reviews from real guests, and how to reach you before, during, and after the stay.

Hosting, forms, and basic content updates are included while you are on the plan. Pages are scoped at kickoff around the services and towns that matter to your business. See the full Express plan.

For inns, bed and breakfasts, boutique hotels, and vacation rental owners whose website keeps getting pushed aside

You run an inn, a bed and breakfast, a small hotel, or a few vacation rentals, and most of your bookings come through platforms that take fifteen percent and own the guest relationship.

Summit Echo builds lodging websites that show the rooms honestly, state rates and policies, sell the area, and send guests to book direct into the system you already use.

The Bottleneck

Why most inn websites send the guest back to the platform

Customers can’t tell what you do or where

A guest who found you on a booking platform searches your name to book direct, finds a dated site with no rates and no availability, and books through the platform anyway.

The website never gets your attention

Check-ins, turnovers, and guests take every hour. The site was built once and the photos are from a different decade.

Customers lose confidence

A well-run inn should keep the guest relationship, not rent it from a platform.

Search behaviour

How guests look for a place to stay

Lodging searches start broad and end specific: "bed and breakfast [town]," "cabins near [lake]," then your name once they have seen you on a platform. The platforms win the broad searches. Your site wins the branded search, and the area pages give you a chance at the planning-stage ones.

The direct booking is decided on trust and price parity. If your site shows the same rooms, the same or better rate, and a clear reason to book direct, the guest does. If it shows dated photos and no rates, they go back to the platform.

We write the room, policy, and area pages from your kickoff answers and link into the reservation system you already use. Your photos matter more here than almost anywhere; we launch with tasteful placeholders and swap yours in as they arrive.

The Plan

How your lodging website goes live

01

Complete kickoff: the properties and rooms you want more of, your towns, credentials, photos, and reviews.

02

We plan the pages, write the copy, design the site, and build the forms. You review before anything goes live.

03

Live within 10 business days after completed kickoff materials, with hosting and basic content updates included.

A dated site versus one that earns the direct booking

The guest checking you out before booking is deciding between you and the platform fee. The site either keeps them or pays it.

Dated site or platform listing only

  • Rooms shown in dated photos with no rates, so the guest goes back to the platform
  • Policies and check-in details that only exist in an email
  • No area content, so planning-stage guests never find you

With an Express Website

  • A page per room or property with honest photos, amenities, and rates
  • Policies, check-in, and what to know before you arrive, answered plainly
  • A book-direct path on every page into the system you already use

Optional · AI Voice Agent · $400/month

Reservation calls answered when the office is closed

Guests call in the evening, after the desk is dark. The AI Voice Agent answers the calls you route to it, answers availability, policy, and directions questions, takes reservation requests, and passes anything unusual to you in the morning. $400/month on its own, month to month, or $550/month with the website as The Front Door.

  • Answers room, rate, policy, and directions questions from your kickoff details
  • Captures reservation requests with dates, party size, and contact
  • Escalates to a person by rules you set at kickoff

Website first, calls when you want them

Express stands alone at $200/month. Voice is sold on its own, month to month, with 30 days’ notice to cancel. The Front Door bundles both for $550/month.

A professional website for your inns & vacation rentals business, handled for you.

Start with an Express Website at $200/mo. It launches within 10 business days after we receive your completed kickoff materials. Add the Voice Agent whenever you want after-hours calls covered.

Inns & Vacation Rentals website questions

Updated September 2026 · Markdown version

We use Lodgify / Cloudbeds / ThinkReservations. Does the site replace it?

No. The site links into the reservation system or channel manager you already use and puts the book-direct link on every page. Nothing about how bookings are taken changes.

Can the site show live availability?

If your reservation system offers an embeddable availability or booking widget, we place it on the rooms and book-direct pages. Otherwise the site links straight into your booking engine.

We have three rentals in different towns.

Each gets its own property page and its own area content, under one site and one plan. Multi-property owners are a normal Express fit.

How fast will the site be live?

Within 10 business days after we receive your completed kickoff materials. Checkout comes first and does not start the clock; the kickoff form does. Most owners finish kickoff in an evening.

What if my services or towns change?

Basic content updates are included while you are on the plan. Send the change through your client portal and we make it. Adding a new service page or a new town page is a normal request, not a change order.

Do I own the website?

Express is a managed website subscription, not a one-time website purchase. You own your domain, trademarks, logo, customer data, and the original materials you give us. Summit Echo owns the assembled website, design, copy we write, code, templates, hosting setup, and search and AI optimization work, and licenses it to you while your subscription is active.

What happens if I cancel?

Cancellation takes 30 days’ written notice, given in your client portal, and becomes effective on the later of the end of the initial 6-month term or 30 days after notice. Your site stays live and billing continues through that date; after it, the site is unpublished. We do not export, package, or migrate the site, its design files, or code. Your domain is released or transferred to you, and you can download available customer data through your existing tools before service ends. We keep a backup for 60 days in case you want to reactivate, then delete it permanently.
